About the development
Higgins has entered into a bespoke development partnership agreement with Lambeth Council to deliver the regeneration of the Somerleyton Road sites. Higgins were selected through a competitive tender following our clear commitment to deliver affordable housing that Lambeth urgently needs alongside our flexibility and expertise in delivering the redevelopment in terms of design, planning, demolition and construction in consultation with the local community.
The Somerleyton Road site is currently occupied by a series of mixed-use and light industrial buildings as well as non-residential use buildings and spaces. The site is Phase 2 of a wider masterplan which includes the completed Brixton House Theatre and Carlton Mansions office space.
The extensive regeneration programme will see the existing buildings demolished and replaced with a new neighbourhood consisting of mixed tenure homes including those for council rent, shared ownership and private rent. The new scheme will also include extensive landscaping and community space to improve the link between the site and the immediate area. Higgins are working up a planning application in consultation with Lambeth Council and the local community to reflect the optimised scheme that Higgins has proposed.
The total redevelopment of the site is estimated to run for a period of approximately 4 years, starting in 2026.
